LEASING QUESTIONS

Do I need an appointment to tour the community?

No appointment is necessary to tour our community however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.

WHY DO YOUR PRICES HAVE RANGES?

The prices will range on each floor plan depending the location and/or premium views offered throughout the community. Various units also may contain upgraded Smart Home or Wellness Package features.

WHAT IS THE APPLICATION FEE AND IS IT REFUNDABLE?

Application fees are $60 per person, 18 years of age and older occupying the apartment. You may pay these by credit card, debit card or cashier's check. All application fees are nonrefundable.

HOW DO I APPLY?

You can apply online by finding the “Apply Now” link in the upper right-hand side of the main menu on our property website.

WHICH UTILITIES DO I PAY?

Water, sewer and trash are included in the rate that you’re quoted in the office and on the phone, though these do not show in the base rent on our website. Residents are responsible for gas and electric utility services. These are sub-metered and the bills that arrive to you are for your actual usage.

DO YOU HAVE CABLE/INTERNET SERVICES?

Yes, there are a few cable companies that service this area. Tuscan Highlands is wired for Cox and offers a special rate program, please inquire with the leasing office for additional details.

WHAT IS THE SECURITY DEPOSIT?

We charge a one-time, nonrefundable fee of $250 on approved credit at move-in. We are insured by a surety bond company called Jetty Bond rather than having a refundable deposit with our residents. Higher security deposit may be required for those not meeting certain criteria.

WHAT KIND OF PETS DO YOU ALLOW? HOW MANY PETS MAY I HAVE?

At Tuscan Highlands, we welcome up to 2 pets per residence. Certain breeds of cats and dogs are allowed. There is a $300 nonrefundable fee per pet. There is also additional monthly rent which is $35 per pet. Only selected breeds are accepted, please contact the leasing office for our pet policy details.

ARE THERE ANY OTHER SERVICE FEES I'M RESPONSIBLE FOR?

Yes, Tuscan Highlands residents have an abundance of onsite services, amenities, dining and entertainment options available for a monthly Lifestyle fee of $125 per person. The fee is a value that supports a savings in multiple areas of your living experience in and outside of our community.
